No Hot Water, Or Never Quite Enough?
The classic is waking up to cold. Sometimes it is more gradual: lukewarm at best, or hot for four minutes then gone. Both point at the unit, and both are worth a look before the kettles come out.
On gas storage the pilot will not stay lit. On continuous flow you get cold slugs mid-shower. On an electric tank the water heats overnight then runs out fast, which usually means one of two elements has dropped out.
Then the warning signs people ignore. Rusty water, a puddle under the tank, banging inside the cylinder, a steady drip from the relief valve drain. Any of those wants looking at now, and our emergency plumber line runs day and night.

We diagnose before we quote. On an electric tank that means both elements and thermostats, the circuit and the off-peak supply, and pulling the anode. On gas we test the thermocouple, the gas valve, the burner and the flue draw.
A weeping temperature and pressure relief valve is its own job. Sometimes the valve has worn out. Sometimes it is relieving mains pressure that is too high, and the real fix is an expansion control or pressure limiting valve.
We carry the common failure parts, so elements, thermostats, thermocouples, valves and anodes are usually a same-visit repair. If the cylinder has rusted through, no part will save it. We can talk through hot water installation instead.

Hot Water Repair FAQs
On an electric unit, check the switchboard for a tripped breaker, and if you are on off-peak, check the unit had a heating window overnight. On gas, look through the viewing port to see whether the pilot is still alight. Past that, call us.
Usually a worn thermocouple. It is the sensor sitting in the pilot flame that tells the gas valve it is safe to stay open, and when it weakens the valve shuts the gas off. Cheap part, quick swap in most cases.
A small release from the relief valve drain line while the tank heats is normal. A steady drip is not. Either the valve has worn and is not seating, or your mains pressure is too high. We test the pressure before touching the valve.
It comes down to age and what failed. A unit under about eight years old with a dead element, thermostat or thermocouple is worth repairing. Once the cylinder itself is rusted and leaking, a repair is money thrown at a unit that will fail again.
The anode is a sacrificial rod inside the tank that corrodes so the steel cylinder does not. Once it is eaten away, the tank rusts from the inside and you get a leak no part can fix. We check its condition on every service.
